  • What Is Render And How Much Does It Cost To Clean

What Is Render

Render is the outside surfaces of your walls upon your house generally overing the insulation – commonly this is a silicone based and cream in colour on the new builds, although render can come in other colours.

There are several types of render including K render, Through render and Monocouche as the most common in Bristol.

Why Has My Render Changed Colour

In Bristol we are lucky enough to have the enormous Bristol Channel so immediately we need to consider is the aspect of your render facing the channel or the prevailing winds that come from the channel.

Or maybe your render is covered from sunlight most of the day and therefore likely to be dark and damp – all prefect breeding grounds for algae, mould and mildew that will discolour your render very quickly.

Why Does It Look Like My House Is Bleeding ?

A complex algae called Trentophilia is what causes the render on house to have red staining – over time this actually drips and causes the red stain to grow and effectively look like the render is bleeding.

How Can We Treat Our Render ?

Firstly our advice is do not pressure wash – this will simply blow a hole in the thin render surface and cause lots of damage.

SoftWashing provided by fully trained companies like CIS will provide a specialist chemical treatment that will provide a 100% kill ratio to algae that is causing the staining. Then through the process of applying a treatment and then washing down, and repeating the process, your render is sanitised and fully cleaned.

How Much Will The Cleaning Cost ?

We will need to consider the property and render – how large is the area to clean, what is the level of infestation – can we treat the render once or twice, or will it require three or four treatments, is trentophilia evident which will take longer to remove.

Once we’ve completed a full site survey we can then confirm the pricing with you.

What Is Render And How Much Does It Cost To Clean ?

Given all the variables above it is essential to complete a full site survey – our prices start from £450.00 + VAT per clean.

  • Why should I SoftWash my render and not simply pressure wash ?

SoftWashing is a low pressure chemical treatment that will provide a 100% kill ratio and remove the organic spores that are causing the discolouration and damage on the render.

SoftWashing is delivered at pressure equivalent to a garden tap and is more environmentally friendly as it also uses approx. only one third of the water compared to pressure washer.

Pressure washing will penetrate behind the skin of the render and may cause it to blow away from the wall.

Pressure washing will also not kill any organic spores and therefore the staining you are trying to remove will simply grow back, you are therefore treating the stain and not the cause.

Pressure washing effectively gives the organic matter a haircut whereas SoftWashing kills it.

  • How often will I need my render treated ?

With SoftWashing you will receive a low pressure chemical clean that will last up to 6 times longer than pressure washing.

There is no definitive answer on how long it will last before another treatment because you need to consider the aspect of the render – is it south facing, are you near the coast or a main road – all of which effect the longevity.

However CIS will offer you a 12 month guarantee on all render cleaning and we would recommend we remain in contact and speak to you again in 18 – 24 months to review the treatment.

  • Will you need a water supply on the day ?

Ideally yes please – SoftWashing systems utilise water within the treatment process and as part of the wash down at the end to ensure all areas are safe and neutralised.

We therefore would appreciate a tap connection – however if this is not possible it can be discussed and we can make alternative arrangements.

  • Are your staff fully insured and trained ?

Yes all CIS technicians are fully insured with £10,000,000 employee liability and £5,000,000 public liability.

CIS Technicians take many hours of training on an ongoing basis to ensure they are fully informed of the latest techniques and safety regulations, all technicians hold the following minimum qualifications –

WJA – Water Jetting Association

Lead Technicians – fully trained SoftWashing staff

Good Stewards – environmentally friendly SoftWashing standards

All staff are trained to ensure that you receive a first class, safe & professional service to make your home look fantastic.

  • Will you wash my windows once you’ve completed the render cleaning ?

We are fully committed to your satisfaction and as part of the signing off process we will ensure all windows directly within the treatment areas will be cleaned with purified water and left looking great.

  • How do I pay and do I have to be in on the day of cleaning ?

You can certainly be out when we attend if you choose to – you’ll receive a confirmation e mail and telephone call prior to the works on the day so any arrangements for access can be discussed as required.

Payment is usually made once we’ve submitted our invoice which we will only do once you are fully happy with the complete service.

Payment is usually via bacs directly into the bank.

  • Will you clean up after the visit ?

Absolutely – our staff will complete a full clean of your property and remove all roof waste from site.

All areas will be washed down and any plant pots that have been moved will be put back to the correct position.

We very much pride ourselves on the complete service and will not only provide an amazing looking property but also a clean and smart surrounding area – you don’t need to do a thing leave it with us as the experts !
